Our breakfast service with Ann was delightful. Fresh fruit, terrific strong coffee, and challah French toast. Challah French toast! One of my favorite treats.

For us who love the beach it was great to be able to borrow the beach chairs and parasol which allowed us to spend more time on the beach.

The custom of opening one’s home to travelers dates back to the very early Colonial days of America. Surrounded by beautiful gardens and views of the Bay, The town of Hull, Massachusetts provided the perfect setting for this inspirational tradition. This is how Josephine’s on the Bay Bed & Breakfast was born.

Capturing some of the pure magic and simplicity of those early years, Ann Marie Kenny drew her inspiration from her fondest experiences as a child spending summers with her grandmother Josephine. Today, Josephine’s on the Bay Bed & Breakfast has become one of the most beloved restful retreats in the area.

Our Rooms

The Twinz Room

Our very best room with one large king size bed and a smaller single bed. This room has a spectacular view of the bay. Bath is ensuite. This room is named after The Twinz in Annmarie’s mom’s family, Patty and Florence!

Anna Rose Suite

A lovely room with one large queen size bed. It is located on the first floor which makes it special for guests who’d rather not climb stairs. Bath is en suite. Nice view to the beautiful gardens. Full luxury room with TV & air conditioner for your comfort.

M & M

This wonderful little room features a queen size bed and a view of the garden. Bath en suite. This room is not recommended for travelers with a great deal of luggage. Full of quality comfort with all facilities.
